  • A Qualified “Local” Resident means a person who works an average of 30 hours or more per week at a business in Eagle County, Colorado, that holds a valid and current business license, or pays sales taxes, or is otherwise generally recognized as a legitimate business, and earns at least 75% of their income from such business. A Qualified Resident may also include an individual who is retired and meets similar requirements from the Town of Vail.

  • These homes could be ideal for a variety of people, some of which might include:

    1) Locals who want a newly built home in a terrific Vail Village location

    2) Local business owners wishing to provide housing for their employees

    3) Individuals with a child or family member living and working in Eagle County

    4) Qualified Investors who anticipate appreciation in the price of Vail real estate

    Regardless of who owns the property, the Town of Vail requires that the occupant meets the standards of a Qualified Resident.

  • 1. These homes must be occupied by Qualified Locals as defined by the Town of Vail and an Agreement must be completed by the occupant.

    2. The company you work for must be located within Eagle County to qualify.

    3. These are NOT income restricted homes and you do have to qualify to purchase them.

    4. These are NOT rent restricted homes. Rents can be charged at “market rates.”

    5. The deed restrictions are tied to the property in perpetuity.

  • The Town of Vail requires that whomever resides in the property meets certain criteria. There will be an approval process for the owner or the tenant, and the listing brokers can put you in touch with the right people to get started.
